Why construction progress matters
Beyond the excitement of seeing your development take shape, build progress affects:
- Cashflow & timelines (e.g. mortgage offer validity, furnishing dates)
- Rental plans (letting lead‑time, marketing, and early viewings)
- Confidence (clear evidence that the scheme is moving through milestones)
The key stages
- Groundworks & foundations: Site prep, piling and slab. Pace can be steady here; weather sometimes plays a role.
- Superstructure: The main frame rises. This is when progress looks most dramatic.
- Watertight (envelope): Windows, roof and external façade sealed. Once watertight, timelines usually become more predictable.
- First fix: Internal partitions, plumbing, electrics. Lots happens but not always visible in photos.
- Second fix & finishes: Kitchens, bathrooms, flooring, sockets, switches, painting.
- Snagging & commissioning: Quality checks, mechanical/electrical testing, fire safety sign‑offs.
- Practical Completion (PC): Handover from developer; keys, manuals and warranties issued.
What a good monthly update includes
- Date‑stamped photos from multiple angles
- RAG status (Red/Amber/Green) for the overall programme
- Milestones achieved since last update
- Next steps and critical dependencies
- Any risks and mitigation (e.g. alternative suppliers, resequenced tasks)
About delays
Short pauses can occur due to utility connections, façade materials, supplier lead times or weather. The questions to ask:
- Is there a clear reason and a revised target?
- Has the sequence been resequenced to protect the longstop date?
- Are warranties, inspections and sign‑offs on track?
If the scheme is already watertight, timelines generally tighten; if not, expect a little more variability.
What you can do now as an investor
- Line up finance early: Speak to your broker on long‑dated offers and extensions.
- Pre‑furnish planning: Shortlist furniture packs and book provisional installs near PC.
- Lettings prep: Ask your agent to start pre‑marketing once PC is in sight.
- Document checklist: EPC, warranty certificates (e.g. NHBC/LABC), O&M manuals, keys/fobs.
